Stage 1: Strategy, Search & Shortlisting
Purpose: Establish a clear buying brief, identify and evaluate properties that match it.

What’s Included:

·       Initial consultation to clarify goals, lifestyle needs, investment objectives, timeframe, and budget.
·       Review of current market conditions and price expectations.
·       Finance readiness check and referral to preferred mortgage brokers if required.
·       Creation of a Personal Property Brief defining the property criteria and search areas.
·       Confirm clear alignment between buyer and buyer agents’ comprehension and expectations of each other.
·       Active market monitoring, including access to:
o   Public listings
o   Agent networks
o   Off-market and pre-market opportunities
·       Inspections conducted by the buyer’s agent (client may attend if preferred).
·       Independent property evaluations, including:
o   Location suitability
o   Property condition considerations
o   Comparable sales and pricing analysis
·       Presentation of a curated shortlist with recommendations and next-step guidance.
As properties are shortlisted, we keep you closely involved in the way that suits you best.  This may include:
·       Video walk-through files recorded during inspections, and/or
·       Live video tours where we discuss the property’s strengths, considerations and feel in real time.

Stage 2: Assessment, Due Diligence & Negotiation
Purpose: Verify the property’s true value and secure the best possible purchase terms.

What’s Included:

·       Detailed price appraisal using recent comparable sales and market factors.
·       Coordination of building and pest reports, strata/title checks, or rental estimates if applicable.
·       Liaison with solicitors/conveyancers for legal review.
·       Auction bidding strategy and representation or private treaty negotiation.
·       Full negotiation management — ensuring the buyer’s interests are protected at all times.

Client Outcomes:

·       Assurance that the property is sound and appropriately priced.
·       Reduced risk through structured due diligence and expert guidance.
·       Professional negotiation resulting in optimal purchase price and favourable terms.

The Buyer’s Agent inclusions, for Stage 2, will be tailored to your specific needs and confirmed through a Larimar quotation.  We will ask for formal acceptance of the quotation.

Stage 3: Settlement Support & Handover
Purpose: Ensure a smooth and stress-free transition through to final settlement.

What’s Included:

·       Coordination with lender, conveyancer, and selling agent to manage all progress steps.
·       Pre-settlement inspection to confirm property condition (if required).
·       Assistance with utilities, insurance, moving logistics, and property management connections.
·       Optional introductions to renovation, upgrading, or styling services.
·       Final summary and ongoing advisory support as needed.

Client Outcomes:

·       Seamless settlement with no last-minute surprises.
·       Confidence and comfort moving into ownership or tenancy.
·       Continued support beyond handover if desired.
